A hidden paradise in Mozambique… now experienced globally through AI. Have you been there yet? Palácio Verde de Quirimbas — a luxurious marble retreat on the untouched shores of Mozambique. But here’s the real story: + Most people will never physically visit places like this. + Yet AI is making them instantly accessible to the world. AI is redefining how we design, market, and experience real estate: • AI-generated architectural visuals can reduce design iteration time by up to 70–90% • Properties with immersive 3D/AI visualization see 2–3x higher engagement online • Early-stage AI marketing can help projects secure buyers before construction even starts • Generative AI tools are cutting visualization costs by 50%+ in many workflows What used to take months… now takes hours. But the bigger shift is happening beneath the surface: AI is turning physical spaces into digital-first experiences. • Buyers explore properties through cinematic AI simulations • Developers test hundreds of design scenarios instantly • Architects co-create with AI to push beyond human-only imagination This isn’t just visualization. 👉 It’s decision intelligence at scale. Looking ahead (next 3–5 years): • AI-generated “living environments” will adapt in real time to user preferences • Fully immersive property experiences (AR/VR + AI) will become standard in global sales • Digital twins of luxury assets will be traded, rented, and monetized alongside physical ones • Autonomous AI agents will design entire developments — optimized for cost, climate, and lifestyle The takeaway: Location still matters. But perception of location is becoming just as valuable. AI is no longer just helping us build places… It’s helping us sell dreams before they exist. And in industries like luxury real estate and hospitality, that changes everything. #AI #PropTech #RealEstate via @_prspctivs Harshdeep Arora #DigitalTransformation #Architecture #Innovation #FutureOfAI #LuxuryLiving

51% of an Indian household's wealth sits in a home they have never actually seen. The single largest position most families ever hold. BOUGHT OFF A RENDER. Every other asset class flipped this years ago. 1./ Stocks: audited financials before you buy. 2./ Cars: test drive before you pay. 3./ Insurance: full disclosure 4./ Real estate stayed frozen. You pay first. You discover the finish at handover. The seller knows the product. The buyer is shown a picture. Due diligence is a buyer's right, not a builder's favour. I walked through Sumadhura's RealView. Here is what it actually is. India's first finished-home experience in real estate. An entire finished floor, walked before buying. Not a brochure. Not a render. Not a model apartment. An actual home, on an actual construction site, seen during construction. Actual views, actual finishes, actual quality. The lobbies, the common areas, the full floor, finished and standing. Real estate was the last asset class where you bought blind. RealView is how that finally changes. The biggest purchase of most lives stops resting on imagination. Standing on that finished floor, that was the part that landed. Big shoutout to Sumadhura Infracon Pvt. Ltd for pulling off Real View with this much trust and transparency.

If luxury is about identity, why are so many branded residences losing theirs? It started with strategy. Extend lifestyle brands into real estate. Drive 30%+ premiums. Let people not just visit a brand — but live in it. And it worked. Until it didn’t. Because now? It’s a land grab. A FOMO arms race. Everyone wants in. Every brand wants to be residential. Even if they’ve never built a lifestyle ecosystem in their lives. - Chelsea x DAMAC. - Porsche Tower - Aston Martin Residences. Beautiful. Branded. But do they tell a story people can live in — or just wrap the product in a logo? Here’s what I believe: Luxury buyers aren’t purchasing real estate. They’re purchasing identity. They’re buying into something — a world, a feeling, a point of view. And if your brand can’t deliver that —you’re not building a residence. You’re building a commodity. Meanwhile, the ones that work don’t extend a brand. They expand a world. They don’t sell floorplans. They sell culture. Some 'best-in-class' hotel residences: - Aman New York — A sanctuary of ritual, stillness, and privacy. Every touchpoint is pure Aman. It’s not a product. It’s a promise. - Six Senses Hotels Resorts Spas Ibiza — A community of seasonal living, wellness, and regenerative design. Wellness isn’t a feature — it’s the framework. - Rosewood Residences Beverly Hills — No hotel. Just residences. And still: discretion, art concierge, immersive programming. Quiet privilege, lived daily. Outside the Hotel World? - Equinox Hudson Yards — Not apartments. A performance lifestyle. Cold plunges, sleep labs, and a tribe built on ambition. - Soho House & Co Studios — Hybrid living spaces infused with editorial lifestyle: screenings, supper clubs, creative rituals. Identity, not just address. - @NOIR by GENTLE MONSTER — A fashion brand creating micro-living through scent, light, and mood. Pure brand world. No branding needed. What This Means for Brand Leaders & Developers: 1. Build ecosystems, not extensions You don’t need more amenities. You need continuity, community, and cultural relevance. Offer a view into the brand you couldn't experience anywhere else. 2. Design for immersion, not inventory Can residents feel your brand in the way they cook, host, unwind, socialise? 3. Think beyond the walls Great branded residences offer a life — not just a location. Reciprocity, relevance, ritual, external one-of-a-kind experiences, and collaborations. 4. If you wouldn’t live there — don’t ask others to Not every brand should go residential. If the story doesn’t scale, neither will the value. Final Thought: Branded real estate isn’t the future of hospitality. Branded resonance is. Because these buyers don’t want another asset. They want a story that earns its place in their life. Not just square footage. Meaning per square metre. #BrandedResidences #LuxuryRealEstate #BrandStrategy #HospitalityLeadership #LifestyleDevelopment #BrandWorldbuilding #NextGenLuxury #EDGDesign #EmotionalRealEstate

Elements that seem to *almost always* increase bookings when I test them: 👉 Professional property photos that showcase the experience. Not just room shots – I'm talking about sunset views from the deck, cozy morning coffee spots, and those "I can see myself here" moments. 👉 Virtual property tours that bring spaces to life. Every time we A/B test 3D walkthrough content against static images, the immersive experience wins. Guests want to explore before they book. 👉 Expandable amenity lists that delight. Keep the page clean while letting interested guests discover every detail, from the wine fridge to the beach equipment. 👉 Season-specific CTAs that speak to the experience. Forget "Book Now" – try "Secure Your Perfect Summer Getaway" or "Lock in Your Ski Season Escape." 👉 Transparent booking and payment policies. Displaying clear cancellation terms, payment schedules, and trusted payment methods reduces booking anxiety significantly. 👉 Clear property unique features. Why this beach house over others nearby? Answer this in seconds with standout amenities or location perks. 👉 Detailed property pages that answer every vacation question. Comprehensive pages covering local attractions, check-in details, and house rules outperform brief listings. What conversion-boosting elements do you use in your vacation rental marketing? #VacationRental #HospitalityMarketing #TravelIndustry #PropertyManagement #BookingOptimization

$6.8 trillion. The wellness industry is now worth 4× global fashion. Yet most developers are still designing wellness like a gym from the past. This isn't a trend. It's a structural shift in where people spend their money: From looking good to living well. And it's still compounding. Three markets are accelerating faster than most developers realize: 📌 Wellness real estate (+19.5%/year) Homes, hotels, and entire communities designed around health, sleep, light, air, and recovery. People aren't just visiting wellness anymore. They're choosing to live inside it. 📌 Mental wellness ($268B, +12.4%/year) Demand is outpacing supply. People aren't just seeking therapy. They're seeking spaces that help them decompress, reconnect, grieve, celebrate, and rebuild. Full emotional spectrum experiences, not just relaxation. 📌 The end of the optimization culture People are exhausted by the pressure to perform their own wellness. Track everything. Optimize everything. Biohack everything. The destinations that understand this first will capture a market that's done being optimized like a machine. What ties all three together isn't a new amenity. It's not a technology. It's not a treatment protocol. It's an immersive world. A multisensory, story-led ecosystem where architecture, light, sound, scent, ritual, and programming all serve the same narrative. Where guests don't consume an experience. They enter a world designed to transform them and keep pulling them back. The developers who understand this aren't asking: "what wellness amenities should we add?" They're asking: "What immersive world are we building?" "What story will people live through us?" "Who will they become inside it?" Those are the questions that turn a wellness concept into a $6.8 trillion opportunity. The next decade won't belong to those selling wellness. It will belong to those designing immersive worlds people choose to live inside and can't imagine living without.

Virtual Events Redefined: Elevating Experiences Through Immersive Digital Content Reflecting on the dynamic world of real estate marketing as we stride into 2024, I find myself particularly captivated by the role immersive digital content plays in elevating virtual events. It's not just about showcasing properties anymore; it's about creating an experience that resonates deeply with potential buyers. Let me share my thoughts and The integration of Virtual Reality (VR) and Augmented Reality (AR) isn't just a tech gimmick; it's a powerful way to connect with clients on an emotional level. When I think about a client stepping into a VR headset and virtually touring a property, I see more than a presentation – I see an experience that ignites the imagination and drives decision-making. It's a trend that's rapidly gaining popularity, and rightly so, as it offers a level of engagement that traditional methods simply can't match. The options for immersive experiences are vast and varied: - VR and AR: These are game-changers. Enabling clients to walk through a property from miles away is not just convenient; it's transformative. It brings a level of detail and realism to the forefront, changing how we perceive space and design. - 360-Degree Video: This format offers a panoramic view of properties. It's like being there in person, turning and looking around, capturing every detail. For me, it's about bridging the gap between reality and digital, offering a comprehensive view of a property. - Immersive and Media Rooms: Here, technology meets physical space, creating an environment that's both tactile and digital. This blend offers a unique way for clients to experience a property, combining the best of both worlds. These tools offer enhanced engagement by providing a personalized and interactive experience for clients, leading to higher interest. Additionally, they enable a broader reach, reaching a global audience without being restricted by time zones or geographic boundaries. AI integration provides data-driven insights, understanding client preferences and enhancing marketing strategies. Moreover, virtual property tours contribute to sustainability by reducing the carbon footprint associated with traditional viewings, aligning with the growing trend of environmental responsibility in real estate. In my view, as we move through 2024, these immersive experiences are not just a trend; they are a transformation in how we connect with clients in the real estate world. They offer a new dimension of interaction, engagement, and understanding, changing the landscape of real estate marketing in profound ways. As someone passionate about this industry, I'm excited to see where this journey takes us, and I firmly believe that the fusion of technology and real estate is just getting started.

What if your property's soil health was your guest experience? Babylonstoren, a 333-year-old farm estate in South Africa's Western Cape, did the opposite of what most properties do. They started with healthy soil and a working farm that dates back to 1692. Then, they built the hotel, spa and restaurants around it in a way that nourishes the land and serves as a nourishing guest experience. This property shows what authentic regeneration looks like in practice. The estate's head gardener teaches about soil biology. Their composting system takes garden waste, wine cellar scraps, and coffee grounds and returns it all to the soil. Guests participate in the farm's daily rhythm. They can harvest vegetables for dinner, press olives into oil, help milk water buffalo or learn about beekeeping and taste fresh honey. These activities restore the land and serves as a restorative experience for guests. The estate also has a spa featuring a vitality pool, salt room and hammam set among the garden and natural leiwater-channels. This is what I mean when I say wellness should be woven into operations, not siloed. When your infrastructure is your experience, labor costs go down and guest satisfaction goes up. Most properties incorporate wellness backwards. They build a traditional spa first, add the fitness center, landscape the grounds, maybe plant a garden. Then they try to figure out how to make it profitable despite high labor costs and treatment room dependencies. Hospitality experts cite Babylonstoren as the quintessential example of immersive agricultural tourism for a reason. They preserved what was authentic and built around it. And I am absolutely in love with what they have created. Babylonstoren is one of six sister properties spanning the UK, Italy, Netherlands, and South Africa, all following the same approach of building hospitality around existing land and culture. That's the model properties of the future need to consider with great urgency. Not how to add wellness amenities, but how to make an existing property a regenerative wellness experience.

I’ve started building a library of high-quality 𝟯𝗗 𝗚𝗮𝘂𝘀𝘀𝗶𝗮𝗻 𝗦𝗽𝗹𝗮𝘁 𝘀𝗰𝗮𝗻𝘀 across 𝗣𝗮𝗿𝗶𝘀, 𝗟𝗼𝘀 𝗔𝗻𝗴𝗲𝗹𝗲𝘀, 𝗮𝗻𝗱 𝗽𝗿𝗶𝘃𝗮𝘁𝗲 𝗽𝗿𝗼𝗽𝗲𝗿𝘁𝗶𝗲𝘀. These are not just “cool 3D captures.” I’m exploring how they can become useful business assets for: - 𝗩𝗶𝗿𝘁𝘂𝗮𝗹 𝗽𝗿𝗼𝗱𝘂𝗰𝘁𝗶𝗼𝗻 — real locations captured for digital sets / stage workflows - 𝗥𝗲𝗮𝗹 𝗲𝘀𝘁𝗮𝘁𝗲 — videos, stills, and interactive property marketing from a single scan - 𝗩𝗥 𝘃𝗶𝘀𝗶𝘁𝘀 — immersive remote property walkthroughs - 𝗥𝗲𝗺𝗼𝘁𝗲 𝗶𝗻𝘀𝗽𝗲𝗰𝘁𝗶𝗼𝗻𝘀 — documentation for insurance, security, or expert review without always sending someone on site What interests me most is the gap between 𝗰𝗮𝗽𝘁𝘂𝗿𝗲 𝘁𝗲𝗰𝗵𝗻𝗼𝗹𝗼𝗴𝘆 and 𝗽𝗿𝗮𝗰𝘁𝗶𝗰𝗮𝗹 𝗯𝘂𝘀𝗶𝗻𝗲𝘀𝘀 𝘂𝘀𝗲. If a location can be captured quickly and turned into a reusable visual asset, it opens up a lot of possibilities:- scouting remotely - marketing properties differently - reviewing spaces without travel - preserving places digitally This montage includes scans from public landmarks, urban spaces, and residential properties. I’m currently testing which use cases create the most real demand. If you work in 𝘃𝗶𝗿𝘁𝘂𝗮𝗹 𝗽𝗿𝗼𝗱𝘂𝗰𝘁𝗶𝗼𝗻, 𝗿𝗲𝗮𝗹 𝗲𝘀𝘁𝗮𝘁𝗲, 𝗩𝗥, 𝗶𝗻𝘀𝘂𝗿𝗮𝗻𝗰𝗲, 𝘀𝗲𝗰𝘂𝗿𝗶𝘁𝘆, 𝗼𝗿 𝗹𝗼𝗰𝗮𝘁𝗶𝗼𝗻-𝗯𝗮𝘀𝗲𝗱 𝗺𝗲𝗱𝗶𝗮, I’d love to compare notes. #3DGS #GaussianSplatting #VirtualProduction #RealEstateTech #PropTech #VR #DigitalTwins #SpatialComputing #ImmersiveTech

The way people shop for homes has fundamentally changed. Virtual home tours have become a critical tool for home builders and real estate professionals, allowing potential buyers to explore properties from anywhere in the world. But not all virtual tours are created equal—high-quality video production is what sets the best tours apart, making a lasting impact on potential buyers. Here’s why video is essential for virtual home tours: 📹 **Bringing Homes to Life:** Whether it’s a hosted tour with a guide walking viewers through each room or a self-guided experience that lets users explore at their own pace, video allows potential buyers to experience the flow, design, and atmosphere of a home in a way that photos simply can’t. It’s about creating an immersive experience that helps buyers visualize themselves in the space. 🎯 **Hosted Virtual Tours:** Hosted tours add a personal touch to the virtual experience. With a knowledgeable guide leading the way, potential buyers get insights into the unique features and benefits of the home. High-quality video production ensures that these tours are not only informative but also engaging, keeping viewers’ attention and making a strong impression. 🔍 **Self-Guided Virtual Tours:** For buyers who prefer to explore on their own, self-guided virtual tours offer flexibility and convenience. Here, the quality of the video is even more critical—clear, well-lit footage that captures every detail allows buyers to feel as if they’re physically walking through the home. This sense of autonomy can be a major influence on their decision-making process. 🌐 **Reaching a Wider Audience:** In a world where location is no longer a barrier, virtual home tours open up your properties to a global audience. Video allows you to showcase your homes to potential buyers who may not be able to visit in person, expanding your reach and increasing the chances of a sale. 💼 **Influencing Purchase Decisions:** The emotional connection that buyers feel during a virtual tour can be the deciding factor in their purchase. When done right, video tours not only highlight the features of a home but also evoke the lifestyle that comes with it, making it easier for buyers to see themselves living there. #VirtualHomeTours #VideoProduction #RealEstateMarketing #HomeBuilding #DigitalAge

Did Canon quietly enable a new kind of immersive 360 camera for Apple Vision Pro? *See it here: https://lnkd.in/gqM-6JX2 That was the question behind this test. I built a custom Canon 360 video rig designed to create higher-quality immersive 360 video for YouTube VR and Apple Vision Pro. Not with a traditional consumer 360 camera like Insta360 or DJI, but with a nodal workflow built around Canon’s new 190° fisheye and the newest Open Gate capture. To be clear, this is not Canon USA official intended use case for this lens. But that is exactly why it caught my attention as an engineer, creator and builder. For the immersive community, this opens up a very interesting opportunity: using a lightweight Canon setup to create much higher pixels density 360 video for headset playback, premium virtual tours, immersive real estate, and client presentations (without AI upscale) In this immersive 360 version on Vision Pro or Galaxy XR, the image feels very different from the usual action-camera 360 look. Highlights roll off more naturally, distant detail holds together better, and the overall image has a denser, more cinematic character. Closer to a professional immersive camera like the URSA Cine Immersive, but at a fraction of the price. That opens up some exciting use cases for Vision Pro: - Premium 360 virtual tours - Immersive real estate and architecture presentations - Immersive 360 video environment (vs. CG based Apple Immersive environment) See it to believe it. Full video: https://lnkd.in/gqM-6JX2 or download the APMP here: https://lnkd.in/gt-dgzpu If you want to build your own version, I’ve made the sample footage and stitching template available for free here: https://lnkd.in/gbyJBkw6 After you’ve seen this on Vision Pro or Galaxy XR, I’d love to hear your thoughts. We already know the traditional 180 Apple Immersive Video path. What interests me more is what comes next: the new kinds of immersive experiences that are not really on Vision Pro yet, but should be. What would you want to see built with a setup like this? Comment and let’s discuss. #360Video #AppleVisionPro #VirtualTour
